I hope to be the first to notify you that FHA limits have been raised!!!! This is great news for everybody!!!! Let me explain what this means to you.
The new loan limit for Maricopa County has been raised to $346,250 (up from about $260,000).
It is possible to buy your primary residence with no money down.
Down payment assistance programs are available. It is possible to request the seller contribute 3% of the purchase price to be used as down payment through programs like Ameri-Dream and Nehemiah.
In addition, we can (will) request the seller contribute an additional 3% of the purchase price towards your closing costs.
Right now, many lenders have identified Maricopa County as a declining market. Because of this, most programs require an additional 5% down payment. So, if you had found a 100% program, you would need to put 5% down. If you found a 10% down program, you would need to put 15% down.... FHA LOANS ARE EXEMPT FROM THIS ADDITIONAL 5% DOWN REQUIREMENT!!!
Interest rates are near all time lows.
Mortgage Insurance for FHA loans is much lower than for other conventional loan programs.
For those with money for down payments, the purchase price can be higher than the $346,250. This amount is the loan amount and not the purchase price.
Interest on your home is tax deductible. This can save you lots of money at tax time.
This is a great time to consider a home purchase. Prices are lower than they have been in the past 3 years and this new limit will go a long way in helping this market recover.
